DIP Holding raises $529m in UAE’s first IPO of 2026, ending a war-time lull

Chapeau (Extrait) :

Dubai Investments has priced the initial public offering of its subsidiary DIP Holding, owner of the Dubai Investments Park district, at Dh1.12 per share, raising about Dh1.9 billion ($529 million) in the first IPO in the United Arab Emirates this year, the company said in a Dubai Financial Market filing on Wednesday, November 4. Trading in the shares is due to start on November 11.

Priced at the middle of the range

The final price sits in the middle of the Dh1.10 to Dh1.15 range set when subscriptions opened on October 27, and gives DIP Holding a market value of about Dh9.7 billion at listing, according to The National and Gulf News. Dubai Investments sold 1,735,243,300 existing shares, or 20 per cent of the company, and will keep the remaining 80 per cent. All proceeds go to the seller; DIP Holding itself receives no new capital.

The company said the book was covered several times across the price range by local, regional and international investors, but did not disclose the total amount of orders, The National noted. Khaleej Times quoted the company describing the deal as “significantly oversubscribed”. Allocations and refunds are expected on November 10, and the stock will trade on the DFM under the ticker DIP. Dubai Investments and DIP Holding are bound by a 180-day lock-up after listing.

Citi, Emirates NBD Capital and HSBC acted as joint global coordinators.

A dividend story

The pitch to investors rests largely on cash returns. DIP Holding expects to pay Dh700 million in dividends for 2026, Dh725 million for 2027 and Dh750 million for 2028, in two instalments a year subject to board and shareholder approval. At the offer price, the 2027 payout implies a yield of about 7.5 per cent. The first payment, Dh350 million covering the second half of 2026, is planned for April 2027, Gulf News reported.

Khalid Jassim Bin Kalban, chairman of DIP Holding and chief executive of Dubai Investments, described the business as “a mature, infrastructure-like platform underpinned by long-term tenant relationships”, according to Khaleej Times. Quoted by Gulf News, he said the strong response demonstrated “the resilience and depth of Dubai’s capital markets”.

Established in 1997 near Al Maktoum International Airport and Jebel Ali Port, Dubai Investments Park mixes warehouses, hotels, retail outlets, schools, medical centres and housing. It counts about 1,000 tenants, 5,700 subtenants and more than 150,000 residents, according to The National.

Reopening a stalled market

The pricing is a test for Gulf equity markets after months of disruption. The war involving Iran since late February has weighed on regional sentiment and led several companies to delay listings, The National reported. UAE issuers raised $1.1 billion from three IPOs in 2025, according to Dealogic data cited by the paper, while Middle East listings as a whole slowed to $7.1 billion from 61 deals that year, down from $13 billion in 2024.

The deal’s reception suggests investors are willing to return for assets with predictable income, such as rental-based real estate. Whether it opens the way for other candidates will depend in part on how the shares trade from November 11 and on the course of tensions around the Strait of Hormuz, which continue to drive oil prices and risk appetite across the region.
